To tour our property, please bring a government-issued photo ID for check-in. We will need your physical ID, we cannot accept photos or digital IDs. It’s also helpful to have a notebook or phone to take notes and photos, as well as a list of questions about the community or lease terms. If you’re moving with a roommate or partner, it’s great to have them join the tour. If you’re ready to apply, bring a credit card or checkbook for deposits. An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).
Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click "Apply Now" in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We offer lease terms between 3 and 18 months. The standard lease term is 12 months.
You will be responsible for paying water, sewer, gas, electric, and trash.
Rent is due on the first of each month. Residents are able to pay online portal using a debit card, credit card, checking account, or they can bring in a cashier's check. If rent is not received by the 9th of the month, a late fee of 5% will be applied to the account.
Yes, a security deposit is required, typically $500. If the applicant has additional conditions, a higher deposit may be necessary. The security deposit is refundable, but it may not be returned if there are damages beyond normal wear and tear, unpaid rent, or other lease violations. We will provide a detailed statement outlining any charges that are deducted from the deposit.
Yes, there are a few additional fees: - A non-refundable $21 application processing fee for each applicant. - A $200 fee to hold an apartment, which is refundable if the application is denied or canceled within 72 hours. There is also a monthly $25 Door-to-door trash service fee, and $3 preventative pest control fee.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Policies and Rules
Renters' insurance is strongly recommended to protect your personal belongings. However, you are only required to have liability coverage of $100,000, which covers potential damages to the property.
Residents may have up to two guests at a time, and overnight stays are permitted. Guests may visit up to 7 days; for longer stays, residents must obtain consent from the leasing office.
Yes, pets are allowed! Each apartment may have up to two pets. We welcome dogs and cats with no breed or weight restrictions. However, no aggressive animals are permitted. There is a one-time $300 refundable pet deposit and a $35 monthly pet rent per apartment.
Your lease agreement requires a written 60-day advance notice.
For early lease termination, residents must provide a 60-day notice and additional to pay one month’s rent as a lease break fee.
Amenities and Services
Our amenities include a resort-style pool, fitness center, courtyard, dog wash, dog park, and bike shop. There is no additional fee for our amenities.We also utilize Spruce Services. A concierge app that allows our residents to effortlessly book chores and housekeeping services
Yes, there is additional parking available for guests, and parking first comes first serve.
Yes, we have on-site maintenance staff available during regular business hours. For emergency repairs, residents are able to call maintenance emergency line, which is accessible 24/7.
Yes, our community offers two vehicle charging stations on the property.
Property Details
While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. Well-lit living spaces and modern amenities are apparent from the moment you step through the door of any of our one-, two-, or three-bedroom apartments in Longmont, Watermark at Harvest Junction.
Residents can request maintenance or repairs by submitting a request through the portal or by calling the office, and we can enter it for you. Typically, maintenance requests are addressed within 24 hours.
Your improvements to the apartment (whether or not we consent) become ours unless we agree otherwise in writing. The following items are allowed; hanging pictures, towel bar in the bathroom, and tv mount on the wall.
